    What makes Veritas Estates different?

    What is stamp duty?

    Stamp duty is a tax levied on property purchases in the UK. The amount varies based on the property's price and buyer's circumstances. Understanding stamp duty is crucial for budgeting your purchase. Watch this space, the UK Government is expected to be making sweeping changes on this in the coming Automn 2025 Budget so it could all be different very soon.

    How long does a typical purchase / sale take?

    The duration of a property transaction can vary significantly. Typically, it takes between 12 to 26 weeks from offer acceptance to completion. Factors such as property type and chain length can influence this timeline. Having said that, in circumstances of cash buyers and no chains, we can wrap things up in as little as a few weeks.

    What are your fees?

    We are extremely confident that the value we provide far exceeds our cost. Our fees are  competitive within the industry, while our services greatly surpass the standard. Our fees for Sales and Sourcing are 1.5% + tax of the property sale / purchase price.

    Am I tied into a long term contract?

    No. Our contact is transparent and short term. We ask for 4 weeks to show you how we work. If your'e not happy or change your mind, you are not tied to us - please read the terms for specifics.

    What if I change my mind on selling after offer acceptance?

    If you change your mind after accepting an offer, it's crucial to communicate promptly. Depending on the stage of the process, there may be financial implications. Typically, if you change your mind before exchange of contracts, you will loose the legal fees you have paid. However after exchange, changing your mind can be very expensive, sometimes not even possible. Always consult your agent for guidance - we want whats best for you so we will always do what we can to help and give you  advice on your options.
