What makes Veritas Estates different?

Simple. A different approach - one based on treating you as a client not a product. Where as most agencies focus on volume and derive much of their revenue from affiliates such as mortgage referrals, we focus 100% on helping you with your sale, rental or purchase.

What is the process?

The lettings process typically begins with a property appraisal and discussion on your goals and timelines. We then get into the details of making sure your property is fully compliant and staged, before we let our photographers and videographers do their magic.Viewings are conducted either one on one or in group Open Days, ensuring we have a personal connection with the applicants.Once an offer has been made, we do a slight vetting process to ensure the offer is valid. Upon acceptance of the offer, a full referece, AML employment and income check is conducted.Lastly, once all that is in place, we draft the tenancy agreement and get both parties to sign, making sure to serve all the appropriate documents and notices as governed by law.

How long does a typical purchase / sale take?

The duration of a property transaction can vary significantly. Typically, it takes between 12 to 26 weeks from offer acceptance to completion. Factors such as property type and chain length can influence this timeline. Having said that, in circumstances of cash buyers and no chains, we can wrap things up in as little as a few weeks.

Am I tied into a long term contract?

No. Our contact is transparent and short term. We ask for 4 weeks to show you how we work. If your'e not happy or change your mind, you are not tied to us - please read the terms for specifics.

What is referencing?

Referencing is a process to verify an applicant's identity, credit history, and rental history. This ensures that they are a suitable tenant for the property. It typically involves background checks and income verification. Its situation dependant but the referencing process can be light or deep depending on the need. We do full AML and PEP and sanction checks in addition to the above.
