Nope. We don't. Some of our competitors do. They might give you sky high valuations specifically designed to get you to sign up for 3-9 months. Or the "we have someone looking exactly for this, just sign with us and we'll do a viewing". Not us.
We ask for 4 weeks. If you're not happy, you care fire us, end the contact and go our separate ways. There are of course some small caveats, such as any applicants we introduce to you, will still be under our contract. The full contract is available for review.
Good question. Why eat at a unique Michelin star restaurant over McDonalds? Or why buy a Ferrari over a Ford? Does big & generic usually equal great & spectacular?
Ultimately, you decide which way to go, but we represent Hermes quality, private jet service and a Mercedes experience. We only take on a small number of clients, to ensure this service is maintained. Sure, we can make more money by having more, but we don't because service & quality matter.
But not everyone wants this approach. If you want a bit of extra grey hair from stress, earning less while paying more and doing most of the work yourself, the big brands are there for you. No. And for a very good reasons.
Firstly, due to the way we are structured we can offer a superior service and a better experience while being the same cost as most of our competitors. When you are better, for the same price, there is no reason to also be cheaper.
Secondly, we recognise that there are some competitors that are cheaper. Others advertise high prices but then heavily reduce them just to get appointed. We don't like this approach and don't wish to emulate it.
We live by the phrase, "buy cheap, pay twice". If price is your sole focus, we're probably not for you. And that's ok; some people prefer the stress and hardship.
But more than any of the above, here is why we don't discount just to get a customer:
Ask yourself - when you hire a professional to negotiate for you, and they can't even negotiate for themselves, how well will they do negotiating for you? Then decide if the small fee savings are worth the potential for larger losses in sales price or rental quality.
Service & honesty. We make it so you have to do as little as possible. You get to live your life as normal. Usually selling a house is incredibly stressful ( as is buying one) but our goal is to reduce that by taking away much of leg work and much of planning and strategy.
Letting a home can be even worse, with huge changes in regulation, without the right advice you could find yourself in hot water costing you tens of thousands. If you are being advised by a junior, or someone who handles 100 lettings per month, don't be surprised if you don't get the experience and handholding you need.
Honesty is something we don't compromise on. There are so many agents that lie, bend the truth and tell you that day is night, just to get you to sign a long-term commitment. We hate this. That's why Veritas Estates was created to change this. Built by users for users.
