Typically, we offer to take payment on a monthly basis, for tenant find or our fully managed service. Most of our competitors take the tenancy fee from the first 1 or 2 months’ rent, but we find that creates a cash flow issue for some landlords, so we are happy to share the burden and charge monthly. Our lettings fee is for the duration of the tenancy, while our management fee is applicable for as long as we are still providing a service, usually for the term of the tenancy.
This means we look after your property like it’s our own. It also means we take responsibility for much of the day-to-day tasks of landlording, from tenant check-ins, inventories, gas safety and electrical checks and co2 alarms to 24/7 emergency response, managing evictions, compliance tracking, enforcing property rules, and managing utilities and property visits. These are just a few of the things we do as part of looking after your property and the tenants.
We believe happy tenants stay for longer, reducing voids and keeping properties in better condition, so we are keen to do all we can to look after them.
We take a different approach – a more comprehensive approach, tailoring our strategies to attract the right audience and prioritising the entire sales process. We implement strategies to minimize transaction time and maintain ongoing communication with buyers. We only handle a few transactions at a time, allowing us to provide a high level of service.
We only work with a limited number of clients at any one time. This is a combination of properties we manage, properties to let and properties for sale.
When we are at capacity, we politely turn down new business. It’s always unpleasant to not be able to help someone, but preservation of quality matters more than short-term gain.
